Pros: I chose the Bay Shores Peninsula on a whim, and boy was that a good gamble! The place is really quaint, staff is amazingly kind and attentive, and our room was perfect. There's not a lot of space in the rooms that goes to waste, nice sized closet with small fridge and safe, bathroom clean and well appointed, they even had a little nook turned into a dressing table for us ladies, complete with plugs and a coffeemaker. Good TV plus on demand channels and a wall of DVD movies in the lobby you can borrow. The rooftop lounge area is perfect for morning coffee or evening wine. The breakfast buffet was nice, quite a few choices and good coffee to boot. Plus they make fresh cookies every day, I mean really, it's like visiting family. Parking was a little lacking because there is construction happening, but that is truly out of their control and the staff helps out with that piece as much as they can. We will definitely be back!

Pros: Nothing was good! Perhaps good location but we didn’t get to stay
Cons: Worse hotel experience ever! Extremely rude front desk person (who didn’t wear a mask), he cancelled our reservation because after 2 hours of us driving trying to get a place to park told us “too bad you should have come earlier and btw there are plenty of people that will want your room) no parking even though they advertised as available and free. I cannot tell you much about the room but the hotel itself it rundown beat up with unprofessional workers, not worth it!!

Pros: The Bay Shore Peninsula Hotel is probably the friendless hotel we have ever stayed at, if not #1 it's tied for #1. Extremely convenient to the beach, shopping, dozens of restaurants and whatever you might need are probably within walking distance.

Pros: Location is right in the middle of everything. Park the car and walk where you want.
Cons: 3pm check seems late in the day for check. In addition our room was not even ready at 3.

Pros: I loved that it was so close to the ocean yet felt like being in a home. The room was big and comfortable. The staff were friendly and it was nice to have breakfast in the morning, too.

Pros: The room was clean and the staff was very friendly.
Cons: I couldn't breathe. There was no air circulation. I could not sleep. When I went to check out, they could not confirm the cost and said I should check my credit card bill.

Pros: Staff is A++++. bed was comfy, hotel is super clean and in fun walkable location. They had my car washed for me. And really went over the top of us to meet our needs. We will definitely be back.

Pros: Awesome rooms and very well appointed decor and location is awesome. Very beachy and luxurious feel.
Cons: Arriving Friday night in the summer, looked like a scene from real housewives and bumping house music from the bar. Security guards in the lobbby didn’t make for a very reassuring feel. Had to move rooms b/c too loud in first room from the rooftop bar. Breakfast place doesn’t open till 8am, not too kid conscious with families who have kids that are up early.

Pros: Location, it caters to the beach, eateries, pertty much everything in Newport. My Wife and I are always out and about when we are in CA. So all we need is a room to sleep. Don't need a pool because the beach is walking distance. Don't need breakfast because you have all sorts of selection of great food around you. Don't need an gym because you can cruise on a bike or take a walk/run on the beach. Best fits our needs
Cons: Because it's on the main Blvd, noise can be an issue. I'm guessing depend on which room you are in. Do have firm beds, which I prefer but the wife didn't. Personal preference I guess

Cons: Bathroom plaster was flaking off. 1980 jetted tub that does not look like it work but would be a fool to try given the appearance. Heavy dust on vents.

Pros: The location of the Inn is great, right in the centre of Balboa. The inn itself seemed charming but we unfortunately had a terrible experience here.
Cons: Having arrived at the hotel with three rooms booked, confirmed and prepaid, we were informed the hotel was sold out, that we should have been notified of the cancelled booking and nothing could be done. The staff made no attempt to relocate us, offer us any kind of compensation and in fact were rude and condescending. A frustrating and disappointing experience all around.
