Pros: We were surprised by the quality of breakfast especially as the breakfast area was quite small but everything was so fresh and flavourful and of a really high standard. They kept replenishing the breakfast area as well. We really enjoyed our stay and ended up staying in our room longer than we thought as we had a terrace and everything was so nice and comfortable. Really liked the bar area too.

Cons: I didn't like the perfume pumped through the air-con in the corridors and bedrooms. Infact we had to be moved as I suffer from asthma and it was effecting my breathing to a none perfumed floor (5) and room. The corridors are too dark, felt like a ship..

Cons: The bed is against the wall which is difficult if there are two of you -- you have to crawl over your partner to get out. Also, there is no privacy the way the bathroom is set up. It is a pod with the toilet in the middle of the room and the sink in the main room. This room would work for one person, but it is a bit tight and personal for two.

Pros: The staff was great and very helpful. The location was amazing, and the restaurant/lobby area was the perfect place to work and hangout when not at meetings/out exploring.
Cons: The room was quite small - the glass in the shower didn't go out far enough so the whole floor would get wet, but otherwise great room and the rest of the facilities were wonderful.

Cons: The rooms were a bit small but we were aware prior to booking. We didn’t spend much time in the hotel room so the size didn’t bother us. The beds were also very comfortable so that helped!

Located in Holborn just a short walk from Covent Garden, a 10 minute taxi ride from Kings Cross St Pancras and close to Oxford Street. The Hoxton, Holborn is housed within a Grade II listed building which, like the original Hoxton Hotel in Shoreditch, has bedrooms cleverly designed to maximise comfort, with everything guests need and nothing that they dont. Paintwork flaking off of woodwork, split silicone sealant around sink area. Your average premier Inn room was better than this...….and much cheaper. Frosted secondary double glazing on the windows, absolutely no view at all, pull aside the secondary glazing to reveal the middle of the building, pipes, ductwork and filth everywhere (explains the frosted glass).

Cons: Firstly I don’t like the service of the bell boy at the front gate. I have been to a lot of hotels including five stars but never have seen the attitude like the bell boys from that hotel. All are standing even though seeing the customer is taking luggages. Secondly I don’t like the attitude of front desks stuff. Already requested for an early check in as I have a meeting and I arrived the hotel at 2:30. It was half an hour before of that hotel policy to check in time. They won’t let me in until 3:03pm and said the room is not ready yet. Seeing the customer is waiting and sitting there for half an hour, they have no effort like asking the housekeeper whether the room is ready or no welcome drink at all. Thirdly, I don’t like the room. I booked a river view but the view of the window is so small and can’t even say it is a view. I am feeling my money for that view is not worth it. The room is so small and the hotel is very old. Fourth, the elevator is very old model 1000kgs type and very narrow. It was stopping once in every floor. Very disappointed to take that elevator. Fifthly, I stayed in that hotel at the raining day. The hotel is so old and so bad and even water drops are pouring drop by drop from the ceiling. I saw a bucket and it was collecting the rain drops in front of the elevator entrance of eighth floor. I was so shocked seeing the rain dropping from the ceiling. When I check about the hotel, it says “the Royal Horseguards” is a Five Star Hotel. I don’t know in what part it is being rated five stars. I will rate it not even a three star hotel.

However, when I returned at the regular check in time, the receptionist without checking with anyone, insisted the room still wasn't ready. Had to ask for the manager, who after checking with housekeeping, found the room was ready. Receptionist was not happy at being contradicted and was less than pleasant for the rest of the check-in process. Not offered breakfast discount on check-in so would have paid substantially more if I hadn't found out about the discount by accident. Stayed two nights. Mini-fridge was not restocked the second day. Took 45 minutes to get a bucket of ice and then felt guilty for asking for it when we found out the poor guy doing room service was the only one on duty. Seems like the hotel needs to amp up the staff numbers to provide the five star service you're paying for.

Pros: Loved the Over all ambience of the place. Very cool lighting and decor in the lobby and the lifts and throughout the hotel. Our room had centralised controls for lights(full, mood, reading) air con and window blinds. Shower and toilet were spacious loved the rain head shower and the complimentary toiletries were none other than Elemis(high end) nice touch. Staff were friendly and helpful throughout my stay.
Cons: There were pipes running down the wall in my room. You could Clearly hear running water at times. They were hidden behind some accessable wood paneling. They obviously need to be accessable to maintenance staff but the panel was not secured. I was able to open it.

Pros: We had a one bedroom suite, it’s was beautiful. It had a outdoor terrace which made our stay even better as the view was fantastic. We received champagne on arrival which was expected at all.. but was a great surprise! Over all the stay was wonderful. If we needed anything nothing was too much trouble for the staff.

Cons: It was a tad bit off the beaten path. Since it is next to the Police Station and near St. Thomas Hospital we heard a lot of sirens. Also it is a 10 minute walk from any store and there are no vending machine or snack shop on site.

Cons: Okay, the hotel has no concierge service! Then the rooms are a good size, but lack natural light and even the 2 tiny bulbs aren’t enough if you are trying to work in the room. The room I stayed in superior.. second floor had water clogging both in the sink and the shower!! Didn’t expect this at all from a chain. Also, the staff I called to book my room was sweet and pleasant but the staff checking me in had a condescending tone. But hey, again the staff that checked me out later was very sweet. So probably just my bad luck. Anyways, for the price much better rooms available, also cheaper hotels in lambeth would be better than this! I chose this over the near by hotels thinking it would be better as a chain etc. but no.

Pros: The location is excellent and it is in a very quiet street in London. Most of the staff were very friendly and helpful. The bed was very comfortable with lovely linen and pillows.
Cons: No electric jug or milk to make a cup of tea in your room. Having flown 36 hours I was very frustrated to be denied a jug of hot water by reception and told to use the coffee machine which proved to be faulty. Upon my return to reception I was finally given a jug of hot water to take back to my room. Several of the lights were not working in the room. The hotel is tucked away from the main traffic noise but the floor boards are extremely squeaky so if your neighbours are up and about you will know about it. The shower leaked all over the bathroom floor, very poorly designed and as you are stepping out of a bath it can be very slippery, would not be suitable for less agile guests.

Cons: On the moment we checked in, I raised the ac is quite warm and the staff said the ac works just be patient. So I went out for and got back to the room at late night, AC didn't work. It was even worse. We cant breath in the hotel room. Hence, we asked the staff to change the room and the staff at reception said every rooms in this hotel was fully booked. I should have raise this up since the beginning (which I did). The staff said the AC doesn't work the whole floor. They've been trying to fix it but since it's late at that moment so they will fix it on the next day. However, for some reason they managed to get us moved to the new room. But they actually downgraded our room, the room is smaller, Restroom is half size when compared to the room we got at the beginning. They insisted it's not downgrade and they charged us the same amount of money.

Sadly this was not resolved so we had to shower with water overflowing into the bathroom and had to use the large towels to wipe the water off the floor. Meals are slightly too expensive.

Cons: At first we were given a smoking room, even when we bought non-smoking through booking. Obviously there was some mistake, but the staff didn't have a problem changing the room, so we went to a new room in 10 minutes. The breakfast could use some more vegetables.

Cons: I was frustrated that when ordering a bottle of prossecco for the room, the member of staff bought a card machine up and this did not work. He was then in the room for over 20 minutes asking us to repeatedly pay for the bottle. This however still did not work and said we could settle this with our bill at check out. We were then called 30minutes later and asked to come down and pay for the bottle. This was very very frustrating as this was around 1am, which as you can imagine we want our privacy and im sure it could of waited until the morning. This was then paid at check out, which I thought as a gesture of good grace they may have waived the charge or even the 'tray charge' which adds on an extra 5 pounds to ANYthing ordered at room service (which is ridiculous anyway). I found the whole situation and experience of this quite unprofessional and frustrating.

Cons: The house bar didn't have any chilled white wine, or any white wine for that matter on a Friday afternoon?Simply not good enough. When we asked for the bar staff to get some from another of their bars, they then wouldn't sell it to us by the glass. We walked out and took business to a local wine bar where we then ate - business the hotel would have had. We also waited well past check in time of 3pm before we were finally allocated our room,which as it turned out was a wheel chair friendly room which felt to us like it was the last one available?

Cons: The bar man was closing up when we arrived back at the hotel after a late night. I appreciate that his shift was over and that he was probably tired, but he was rather rude and sarcastic when my friend asked if we could get a last drink. I would also like to add that we weren’t drunk or loud or rude ourselves. We are 3 ladies in our 40s. Also didn’t like the cost of breakfast on top of the room cost. £18 ‘reduced’ with our booking from £25. For a regular hotel buffet? Extortionate! We ate elsewhere.

Cons: The jacuzzi didn't work properly, the laconium was out of order and the hamaam was booked out for a private party so we only had use of the pool, sauna ans steam room although when I emailed to query I was told all facilities were available all weekend. I also emailed hotel reception twice but got no response which was disappointing.

Cons: Since I have been staying over the years I have seen a marked deterioration in the hotel rooms and in general. The hotel requires some investment in specific renovation. I stayed twice in September and noted that in one of the rooms the fridge had been ripped out and the woodwork was badly damaged.
